What kind of maintenance does a belt drive opener need?

The opener’s force needs checking in the spring and fall so that it can be adjusted to match the door’s weight. Modern-day motors don’t require care. You should keep all controls clean and change the batteries of the remotes regularly.
I'm replacing my garage door. Do I also need to replace its track?
When you're getting your garage door replaced, it's always best to replace all of its old parts at the same time. That includes the tracks and various other fixings as well. Newer doors usually have different tracks so it is highly unlikely your old track will be suitable for your new door.
